M.V Empress, a gorgeous new build of an Ex Broads Cruiser, circa 1976. The vessel measures 47ft (14.33 metres) in length. Sitting on a cathedral hull, the body of the boat is incredibly stable with walls and ceiling built from high grade marine plywood. With double glazed windows and 50mm of spray foam insulation this houseboat remains warm throughout the winter months and cool in summer. It has become the ideal home with an open kitchen/living space, decent sized bathroom, double bedroom and either a single bedroom or study/studio room.Exterior storage is plentiful with watertight lockers at both the bow and stern of the boat, easily accessed from above.
The garden space is comprised of a stepped seating area, two raised beds and a third bed at the top of the steps. There is a decent sized wood store and lots of space around the fire pit for socialising. The boats roof also provides a very decent space to be used as a garden, gaining full sun throughout most of the day during the summer months and providing a perfect view of the river.

Currently no engine but adequate space to fit one and potential to make use of hydraulic drive system included with boat for electric powered motor.
Within the boaters community there is a secure mail room with shower, toilets, washing machine and dryer.
Lovely neighbours, lots of lovely social evenings by the pizza oven.
Opposite the boat are fields suitable for dog walking and also access to the Bath railway cycle path.
